A/E/C Solutions joined the transaction team leveraged by its long standing Project Management role at Keurig. The firm works deeply within the corporate organization to establish a dynamic vision for space programs and standards that reflect both Keurig’s corporate culture and explosive growth. During the due diligence phase, A/E/C performed exhaustive tours in search for the “right” building, providing constructability cost models, feasibility studies, and pro-forma which resulted in a singling out properties that offered the greatest value available in the market. Using its deep knowledge of building construction, A/E/C participated in all lease negotiations, added value and enhanced the quality of the proposed facilities, and worked with the legal team in developing lease documents that have “Zero Risk Tolerance” for Keurig.

The firm continues to act in its role as Project Manager and Strategic Sourcing Agent for all aspects of construction, running the multi phased build-to-suit in Burlington, the first phase of which is scheduled to be completed in February 2013.

Bargmann Hendrie + Archetype: Carolyn Hendrie AIA

Carolyn Hendrie loves what she does – creating new workspaces that are animated by dynamic corridors and communicating stairs that connect people, foster collaboration and that creatively utilize the assets of the building to create a unique tenant space. She leads the Workplace Team at her firm Bargmann Hendrie + Archetype, Inc. (bh+a) and her clients include financial service firms, internet and retail clients and some of the landlords who meet her through work in their buildings. Carolyn’s design approach is simple: bring as many solutions as early as possible to the client; engage in debate and create new solutions together. The best projects allow everyone to share ownership and authorship (and are fun in the process). Notable projects in 2012 include Hasbro’s new 6-floor Providence facility, IR+M’s new headquarters at 100 Federal Street and Convexity Capital’s new floor 58 at the Hancock Building.

Dyer Brown Architects: Roger Shepley

Dyer Brown Architects (DBA) is being nominated for the 2012 CBA Collaborating Professional award for its ongoing support and partnership with building owners, brokers and tenants in overcoming leasing obstacles and upgrading their investments. In addition to ongoing fit-planning and broker leasing services in over 20 million SF in the greater Boston area, DBA continues to help building brokers and owners attract and maintain tenants.

In 2012, DBA collaborated with Habjan Design, Brown Brothers Harriman, Cushman & Wakefield, along with Red Gate, RDK Engineers, and Commonwealth Ventures and CBRE in the lease negotiations, due diligence, and executed the design documents by the close of 2012, for the approximate 400,000 RSF renovation. This important transaction for Boston’s Financial District brings new life to a downtown landmark building.

In Lowell, DBA worked with Divco West and Yale Properties to design a 25,000 SF lobby renovation helping maintain existing anchor tenants Motorola and Verizon and market to new ones.

At 125 High Street, DBA worked with Tishman Speyer to help re-position their building with an upgraded lobby and furnishings, a new conference center, gym with full locker room facilities, coffee bar, and interconnecting stair accessible from the main lobby.

JC&A was an instrumental part of that process with Boston Properties, Gensler, RDK and McNamara Salvia and getting everyone together early to improve quality, increase efficiency and create an environment that encouraged the entire team to problem solve for the benefit of the project. Together, we provided quality planning, scheduling and accurate budgeting to ensure all details and logistics were ironed out before construction. Due these collective efforts, Boston Properties has been able to make informed, educated decisions every step of the way.

Our view of service also extends to the community. We support various charities that are close to CBA members including the IRSF, Asperger's Association, Champions for Childrens, the MS Society, Heading Home, and the Make-A-Wish Foundation. Jay Calnan is also a founding member of Team IMPACT, a 501c3 whose mission is to improve the quality of life for children facing life-threatening illnesses.

From a business or a community standpoint, Jay’s generosity, collaborative spirit and passion for helping others is genuine. It’s hard to talk about him without using words like leadership, education, service, and philanthropy as he exemplifies their true meaning and lives by them every day.

Goodwin Procter, Alex Randall & Katie Murphy

Goodwin Procter is a Boston-based, national law firm with a broad and active participation in the Boston real estate market.

During 2012, Goodwin Procter was involved in representing owners and landlords in several of the top investment and leasing deals that took place in the City of Boston and the suburban area. Some of these representative transactions include (i) representation of Boston Properties in its purchase of 100 Federal Street and lease back of 787,000 square feet to Bank of America, (ii) representation of Boston Properties in their successful negotiations to secure Blue Cross Blue Shield as their new anchor tenant for a 330,000 square foot lease at 101 Huntington Avenue, (iii) representation of Commonwealth Ventures in its 492,000 square feet build-to-suit lease negotiations with State Street Bank at One Channel Center in the Seaport, and (iv) representation of Bentall Kennedy and Commonwealth Ventures on their lease transaction and major renovation project with Brown Brothers Harriman to occupy the remaining availability at 50 Post Office Square, totaling 411,000 square feet.

Visnick & Caulfield believes that a successful real estate deal is one where all parties involved feel that they have entered a fair and equitable deal no matter which side of the table they sit. Over the past twenty three years, VC has participated in over 4,000 projects in collaboration with brokers, bankers, developers, landlords, property managers, tenants, contractors and public officials. Beacon Capital

Beacon was founded in Boston and has been a primary owner, developer, and operator of high quality office buildings for over 65 years. Since 1998, Beacon has acquired and managed over 11.5 million square feet of office properties in the Boston metro area. Prior to that, as Beacon Properties Corporation, owned approximately 8.6 million square feet in the metro area in the mid-1990s.

In 2012, Beacon added two properties to its Boston portfolio (745 Atlantic and 177 Huntington) and currently owns nearly three million square feet in Boston.

During the year, Beacon signed nearly 500,000 square feet of leases with 20 tenants in its portfolio, including a 244,000 square foot renewal with Mintz Levin and a 88,000 square foot expansion with Loomis Sayles, both at One Financial Center. Beacon also attracted Technip, a project management, engineering, and construction firm, from Cambridge to 38,000 sf at One Financial. Beacon also completed 12 separate lease transactions at One Beacon Street.

In recognition of Beacon's achievements in improving energy efficiency and sustainability in Boston and across its U.S. portfolio, the EPA recognized Beacon as an EPA Partner of the Year.

By creating a variety of dining options at its five restaurants, 30,000 square feet of first class office, outdoor decking/dinning, as well as, a12 slip marina and a broad expanse of public boardwalk that extends the Boston Harborwalk visitor can now enjoy unequalled access to the Boston’s historic waterfront.

Cresset Builders, LLC offers construction planning, management and related services for projects of all sizes. Cresset provides services to plan, permit, construct and manage real estate projects from ground-up construction to historic rehabilitation, expansion, renovation or tenant build-out. Many of Cresset’s principals have direct experience in general contracting, which heightens attention to detail in areas normally overlooked by those lacking such a broad depth of construction knowledge.

Cresset Management, LLC offers a focused approach to property and asset management services for commercial and residential properties. By providing on-site management, tailored reporting and cost control, we add value and focus on creating tenant/resident satisfaction. Our process begins with a comprehensive preventative maintenance plan designed to avoid unnecessary repairs and capital costs that can also create disruptions for our tenants/residents. Commonwealth Ventures

As the landlord of the two largest transactions to transpire in 2012 (Brown Brothers Harriman at 50 Post Office Square and State Street Bank at One Channel Center), Commonwealth Ventures has brought vitality back to the Boston office market. BBH signed a 411,000 SF transaction to relocate to 50 PO Square. This full-building rehabilitation will provide BBH business consolidation and exceptional branding at the head of PO Square. SSB inked a 492,000 SF build-to-suit at One Channel Center scheduled for completion in 2014. The addition of thousands of new employees to the Seaport as a result of the SSB transaction has helped to accelerate additional development in the area, with numerous residential and retail developments currently underway. Dick Galvin worked with multiple partners: Bentall Kennedy in the instance of 50 PO Square and AREA Property Advisors at One Channel Center.

Equity Office Properties

We understand that we are in the business of providing first class working environments that suit the specific needs of our clients so they can focus on managing and growing their business. We have the flexibility to work alongside the brokerage community and our clients to creatively structure deals to solve for their needs. We executed 195 leases in 2012 for a total of 1.4 million square feet.

Operate first class properties and re-invest in our assets. We reposition our assets to meet the ever-changing demands of today’s companies. Examples of that include CambridgePark Drive and South Station where we’ve provided a “Live Work Play” environment that the millennial generation technology and software companies are seeking. We expanded our Ready-to-Occupy or Business Ready suites by investing $12 million dollars over 450,000 RSF. In addition, we spent $14 million in 2012 improving common areas, restrooms, building systems and more.

Execute a strategy that is both profitable for our ownership and fair to our tenants. We host the ability to creatively structure deals that meet everyone’s goals.

Adam Brinch, CBRE | NE

I worked on two deals this year with Adam and saw first-hand how committed he is to making sure his clients achieve their real estate goals. He is thoroughly attentive to details, extremely conscientious, and fun.

Adam joined CBRE/NE in 2008 as an Associate with the Cambridge Brokerage team and is no stranger to the CBA Awards, having won the Life Sciences Deal of the Year award in 2010. Adam completed 25 transactions totaling 188,217 square feet valued at $207 million in 2011. He concentrates primarily on tenant and landlord assignments in the Cambridge market. Adam is also a member of Advanced Energy Economy: a network of business leaders dedicated to building an advanced energy economy. Adam is a dedicated, extremely conscientious, and enthusiastic real estate professional. He is steadfastly focused on the best interests of his clients.

I have known Chris as a competitor and now as a member of our company. I recognized his raw talent early. Chris Decembrele joined Jones Lang LaSalle’s Suburban Brokerage group in 2012, and has been in the commercial real estate industry since 2009. Chris focuses on the representation of tenants and landlords in the North suburban market. He is currently representing New England Executive Park which is owned by Equity Office Properties. Chris is part of a team that increased the Park’s occupancy from 74% to 94%. He also represents Brookwood Financial Partners at 75 Sylvan Street, and has helped take the asset from 33% to 95% occupied in just 18 months. Chris provides tenant representation services to: cm&b, Odwalla, Van Wagner Advertising, Archive America, Imperial Distribution and Kapa BioSystems. Prior to joining JLL, Chris was with Colliers International. He received a B.A. degree from Tufts University in Political Science where he was captain of the varsity football team and played baseball. Mike Greeley is one of the finest young professionals I have ever met in our industry. He is hard working, professional, organized, charitable and team oriented. Mike Greeley has been with us about 4 yrs. He is in the medical practice group and has been instrumental in growing the group. I have never seen a younger member work harder. He is here every weekend and late at night and has a can do attitude. He is a jack of all trades. He does the presentations , digs up business and is incredibly poised and professional in front of clients. Given his years in the business the confidence clients have in him is unheard of.

One of Tim's recent and most impressive transactions was a 80,000 RSF deal with Vertex. For someone in the business for a couple years, this is very impressive!

Sean Ryan, NAI Hunneman

Sean was a 2003 Boston College graduate who originated from upstate New York. Coming from a “blue collar” background, his father was a municipal worker and his mother was a public school teacher. Due to his athletic gifts and work ethic, he was able to gain a football scholarship at Boston College and eventually, became an NFL player for almost 7 years. How he started with us - I met Sean through my business partner, Scott Dragos, who was also a former BC and NFL football player. Sean was enthusiastic and confident in the interview which is what he should have been. My thoughts after the interview? Sounds good but I have heard similar speeches before. Scott, having known Sean’s work ethic, was convinced that he would be a good choice. I am willing to give people chances so I trusted Scott’s opinion. His efforts since starting - From the moment Sean began his employment at the beginning of 2011, a position that offered no salary and no surety of success, his efforts were exemplary. Not only did he do what was required (what a “runner” would be expected to do) with NO complaints, he did far more. Sean was eager to learn and was the second or third person in the office each day. He asked the technical real estate questions and then worked diligently to improve his skills. As Sean’s focus became Investment Sales, he took an Argus class and classes at Boston University by his own initiative. Every day, he looked to find a way to take the academic and work it into real life. His daily work, he went far beyond what was asked for. Examples include: • We sold a small industrial investment property in Central Massachusetts. During the 8 months of marketing, he was at every tour and meeting even though it was a long distance from both the office and his home. • He found a buyer for a small Boston commercial property and single handedly closed this $3+ million transaction. • He frequently found bidders for some of our larger listings. • He frequently offered his thoughts on situations. His insightful opinions were always welcomed. Additionally Sean is very active in his community and serves as a coach to his daughter’s sports teams. It is for all these reasons I happily recommend him the 2012 rising star award.

Rory Walsh, Cushman & Wakefield of MA, Inc.

Rory has become an important and valuable member of C&W's North market team almost since the day he arrived. He has been a quick study in sourcing, securing and executing transactions beyond his actual years of experience in the business. For this I think he deserves consideration as this years rising star.

Rory is a true rising star. In his 4 year tenure at Cushman & Wakefield he has built an impressive stable of clients. He is instrumental in the leasing up of some of the most high profile assets in the North market on behalf of Landlords such as RREEF, Leggat McCall Propoerties, National Development. On the Tenant side he has represented MIT Lincoln Labs, Partierre Flooring, TomTom and many others.

Peter Whoriskey Cushman & Wakefield of MA, Inc.

In Peter's first year in the business he has been involved in some amazing business, having been an important part of the team that won and executed GMCR/Keurig's Headquarter's Requirement.

During Peter Whoriskey's first year in the business Pete helped secure the GMCR tenant rep assignment which resulted in a 590,000 SF, 17 year build to suit. In addition, Pete has established himself as a collaborative and creative broker who has done an excellent job sourcing new business and servicing existing clients needs at a very high level.

Bill Barrack, Jones Lang LaSalle

Bill has been a winner at the CBA Awards many times, having first won the Office Deal of the Year (Downtown Landlord) in 1993. He has continued his success through the years, most recently copping the CBA Office Deal of the Year in 2008, and has won CBA ‘Deal of the Year’ a total of four times in his career. In 2012, he posted another fine year, with 501,657 sf in total leasing deals, including DLA Piper’s 63,820 sf at 33 Arch St. and Kessler Financial Services 27,814 sf lease at 855 Boylston.

Now in his 29^th year in the CRE business, his achievements extend well past his professional life. He serves as vice chair of the Board of Trustees of his alma mater, Connecticut College, and has also coached youth sports in the town of Wellesley. He was Assistant Treasurer of the Wellesley Conservation Council, and is a former member of the Board of Directors (Metro West) for the American Cancer Society.

Joseph Fallon, Cassidy Turley

Joe was a big winner at last year’s CBA Awards, with twin victories for Office Deal of the Year Cambridge (Biogen Idec) and Office Deal of the Year Boston (Brightcove). He followed up his success this year with well over 1.5 million sf of leasing, including leases for Kronos (300,000 sf in Chelmsford), Ariad Pharmaceuticals in Cambridge (240,000 sf), and Sekisui Diagnostics in Framingham and Lexington (100,000 sf ) – coupled with a handful of significant investment sales transactions. With over 30 years of experience in the CRE industry, Joe has been a longtime member of the GBREB.

He is very active in the community as well, serving on many boards, including as a Trustee with the Central New England Multiple Sclerosis Society and as a committee member with the New England Jesuits Society, as well as a member of the President’s Council of Holy Cross College.

David Fitzgerald, CBRE | NE

While this downtown veteran of 25 years posted over a million sf of signed leases (1.1 million) in Massachusetts last year, he nearly doubled that total when his national and international numbers are factored in (2.1 million sf). In one out-of-state deal, David represented the Bank of America in their 84, 690 sf expansion and extension at One Financial Plaza in Providence.

David is very active in the CRE community, serving on the Board of Directors for the Commercial Brokers’ Association (Treasurer). In addition, he presided over the launch of the CBA Real Deal series last fall. 

His contributions outside of the workplace are equally impressive, as he is an active contributor to the United Way, including co-hosting the Real Estate breakfast in 2006 and 2007. Dave has also served on the fund raising committee for the American Ireland Fund, and is involved with several Swedish/American organizations.

Joe Flaherty, Colliers International

Recognized as a Life Science dean for his work in the Cambridge market over his 25-year career, Joe included two of Cambridge’s largest deals in his total of nearly a half-million sf (462,000) in 2012. He engineered the Novartis Vaccines and Diagnostics lease at 45 Sidney Street for 92,000 sf and added another 109,000 sf with the Merrimack Pharmaceuticals deal at One Kendall Square.

Joe is also no stranger to taking home hardware from the CBA Achievement Awards, having garnered the CBA Life Science Deal of the Year Award in 2008 and 2009, as well the CBA Investment Sale of the Year Award in 2008. Joe is also very active in the CRE community, as a Trustee of the GBREB’s Political Action Committee and as President of the CBA in 2009.  His work extends outside of real estate as well, as a member of the United Way Real Estate Breakfast Committee and the co-founder of both the Boys and Girls Concord Carlisle Travel Basketball Programs.

Debra Gould, Cushman & Wakefield

Deb has a long track record as a successful leasing broker in both the Cambridge and Boston markets for over 25 years – and 2012 was no exception. She was involved in 972,000 sf of transactions, including a 150,000 sf renewal/expansion at 10 Post Office Square for Boston Private Bank & Trust and represented Akami at 1 Hampshire St. in Cambridge for 47,000 sf as well as in international deals. Deb is also a multiple winner in the CBA Office Deal of the Year category, having brought home the Downtown Award in 2000, 2003, 2004 and 2006.

Deb also does an extensive amount of work with numerous charities, including serving on the executive committee of the City Year Boston Women's Leadership Breakfast as well as Muscular Dystrophy Association and Heading Home. She has also worked with The Sisters of Notre Dame de Namur to raise funds for a school in Nigeria.

Mike Joyce, Richard Barry Joyce & Partners

Now entering his 27^th year in the CRE business, Mike continued his career-long productivity in 2012, as evidenced by his leasing and investment sales figures. In addition to transacting 875,000 sf of deals, including the 187,000 sf Converse HQ lease at Lovejoy Wharf at year-end, he also closed 1.6 million sf of investment sales during 2012. He has been a two-time recipient of the CBA Award for Landlord Deal of the Year, and is also a member of the GBREB and the CBA.

Mike is also a board member and Trustee of the International Rett Syndrome Foundation (IRSF) and a board member of the Providence College President’s Council. He has helped raise more than $5 million for the IRSF over the past ten years, as a co-chair of the annual Boston Festival of Food and Wine and by sponsoring an annual golf tournament. His efforts helped fund the first ever clinical trial for Rett Syndrome, which took place at Boston Children’s Hospital. 

Andrew Majewski, CBRE | NE

Andy has over 24 years of experience in the CRE business, and has taken part in over 850 transactions during this time. He is active representing tenants and landlords in Greater Boston and also oversees the Suburban group at CBRE.

Andy is active in various non-profit organizations, several church ministries and coaching sports teams for athletes with special needs.

Joe Sciolla, Cresa Boston

Joe is a 35-year CRE veteran who continues to produce at a high level, as his 2012 numbers will attest. Joe negotiated over 721,000 sf in transactions this year as a tenant-only rep,  including a 138,000 sf lease for BAE Systems and a 52,000 sf lease for Fay Spofford & Thorndike (both located in Burlington), as well as brokering a deal for Pharmalucence to acquire a 70,000 sf manufacturing facility at 29 Dunham Road in Billerica, MA.

Joe is a member of the Greater Boston Real Estate Board and has served on the CBA board as well. In addition, Joe is very active on the philanthropic front, spearheading his firm’s involvement by facilitating longtime partnerships with the Jimmy Fund and the Pan Mass Challenge.  He is also involved in other local charities, including Habitat for Humanity, Italian Home for Little Wanderers, and the Movember Foundation. He may also be the only CRE professional in Boston who can say that he hosts an annual cattle drive, as a member of North Dakota’s Cattleman Association.

Mark Winters, Cushman & Wakefield

A founding member of C & W’s Global Life Science Practice, Mark has parlayed that expertise into another productive year, with 875,350 sf of deals transacted in 2012, including the 92,000 sf Novartis Vaccines & Diagnostics lease renewal at University Park in Cambridge. On the investment sales side, he also brokered the sale of Odyssey Partners 130,000 sf Central Square building portfolio in Cambridge

In his 26-year career at C & W, Mark has garnered the CBA’s Deal of the Year Award six times, most recently for the Life Science Deal of the Year in 2009. He continues to be an active member of the CRE community, having served on the CBA’s Board of Directors and its Continuing Education Committee. Outside of the CRE world, he is currently a coach, six-year board member and past President of the Sudbury Maynard Stow Youth Hockey Association, plays an active role in the MSPCA’s Leader Circle and is involved with the Williams Boston Association, which recognizes promising students at Boston area schools.
